 The Farmhouse at Le Torp Mesnil The nearest neighbours

Location and Area
This renovated Normandy farmhouse is located in a hamlet 20 miles south of Dieppe and 20 miles north of Rouen, and is surrounded by 2.5 acres of fields and paddocks.
It is a 10 minute walk to the nearest village shop which stocks tinned goods, some fresh vegetables, fruit cheese, butter, pates, wines, stamps, etc.. Fresh bread is delivered there daily. A bar is connected to the shop.
Supermarket shopping plus bakeries, patisseries, butchers and fish markets are in Yerville, 5 minutes by car, and in Yvetot, 20 minutes by car. Open-air markets are held on specific days in the nearby towns of Yerville, Yvetot, Doudeville, Cany Barville, Luneray, Tôtes and Dieppe.

The House: Ground Floor and Garden
The ground floor of the house has a 30'x19' lounge with a big fireplace at one end for which logs can be purchased on site. The floor is tiled and the ceilings are partially beamed. The house has thermostatically controlled electric heat.
There is an optional ground-floor double bedroom located off the living room, useful for those who find stairs difficult. The ground-floor bathroom has a loo, basin, bathtub and built-in shower. It also houses a washing machine and tumble dryer. A drying line is behind the house.
The kitchen-dining room is 19'x16' with a table to seat 10-12 people and a small supplementary table for four. The modern built-in kitchen has a tall fridge-freezer, an oven with grill and ceramic hob, a microwave, dish washer, electric kettle, toaster, etc.. An iron and ironing board are provided as are all the kitchen utensils, pots and pans, casseroles, table settings and an infant high chair.
The small private fenced garden at the front of the house is set within the grazing fields. A patio with built-in barbecue, tables and chairs is at the east end of the house, and there is a playing field for badminton and ball games.

The House: First Floor Bedrooms and the Second Floor Dormitory
The first floor consists of three bedrooms and a bathroom.
- Bedroom One is 19'x16', with twin beds and a single bed.
- Bedroom Two is 15'x12', and has a double bed and a basin.
- Bedroom Three is 19'x12', and has twin beds and a baby cot.
Bedrooms have cupboards or chests of drawers, wardrobes and comfortable chairs. A safety stair gate is available. The bathroom on this floor has a loo, basin and bath with safety-glass enclosed shower. Blankets, duvets and pillows are supplied. Bed linen and towels are not.
The dormitory on the second floor was the old granary, a two-storey high room 45'x19' with beams and velux windows. There are seven single beds, several chests of drawers, a wardrobe and chairs.
The house has thermostatically controlled electric central heating and a fixed fire escape from the upper floors.

Booking: Prices and Conditions
The Farmhouse will be closed from 3rd November 2007 to 29th March 2008
Prices are as follows, plus electricity meter reading and logs for fire:
| Mid Season | September, October, April, May and June excluding Easter and half-terms | 7 people, plus baby (3 bedrooms) | £300 per week |
| Up to 14 people, plus baby (3 bedrooms and dormitory) | £485 per week |
| High Season | July and August plus Easter and half-terms | 7 people, plus baby (3 bedrooms) | £420 per week |
| Up to 14 people, plus baby (3 bedrooms and dormitory) | £675 per week |
The supplement for the optional fourth, ground floor bedroom with double bed, i.e. for persons 15 and 16 if the whole house is required, or for persons 8 and 9 if the dormitory is not required, is (Low) £50; (Mid) £75; (High) £100.
The house is let from 4pm on a Saturday until 10am on the following Saturday, local time. Tenants are expected to clean the house before departure and to leave the furniture and contents as found on arrival. By prior arrangement a local woman can be hired to clean.
To reserve The Farmhouse please telephone as to availability for your preferred dates. A provisional booking can be held for seven days in order for your signed booking form and 25% deposit to be received.

Receipt of the deposit and the signed booking form secure a confirmed reservation. The remainder of the rent is due a month before arrival. If a booking is cancelled no refund can be given unless a substitute booking can be made at no additional cost to the owner.
An additional deposit of £125 per week is required against electricity charges and possible breakage or damage. This should be a separate cheque with your final payment, due one month before occupancy. The remainder of this deposit will be refunded after charges for electricity and logs have been calculated and inspection of the house has taken place.
